Many Abu Dhabi villa owners are planning around a handover date. On Hudayriyat Island, for example, Al Naseem handovers begin in Q4 2026 and Nawayef handovers run from Q4 2026 to Q4 2027. The same pattern applies across villa communities such as Saadiyat Island and Yas Island: the cinema you end up with is largely decided by when you plan it.
That's because a private cinema isn't really an equipment project. Its isolation, quiet cooling and cable routes are part of the building. If they are planned while the walls and ceilings are open, they're drawings. If they're planned afterwards, they're demolition.

The fit-out timeline: what to decide, and when

The most valuable of these is stage 3. Everything the cinema needs from the building is decided while the walls are open, and it costs far less to do then.
Stage 1: before you take the keys
You don't need dimensions to start; measuring is our job. Bring your plans if you have them. The decisions at this stage are simple but they shape everything afterwards:
- The room. What sits above it and beside it, where the cooling comes from, and how much glass it has.
- The seating. One row or two, and how many seats. Two rows need a tiered riser, and that sets the screen height and ceiling requirements.
- The series option. Performance, Reference or Signature. This sets how far each discipline goes, so the drawings can be right the first time.
Stages 2 and 3: design and first fix
This is where the cinema becomes part of your contractor's programme. We issue acoustic, isolation, cabling and HVAC drawings for your team, coordinate with the MEP consultant, and supervise against the drawings. We work to your contractor's programme, so the cinema fits the build rather than disrupting it.
Two things in particular have to be settled before the walls close:
- Isolation. Decoupled walls, ceilings and doors are what let the cinema play at reference level without disturbing the bedrooms. They're construction, not an add-on. Why treatment and isolation are different problems.
- Quiet cooling. A sealed room full of people and equipment gets hot, and a standard air-conditioning unit is too loud for a cinema. The duct routes, air velocity and silencers have to be designed with the MEP team in advance.
Changes to walls, ceilings and services in a new villa may need approval from the developer or community, so check the requirements early and allow for them in the programme.
Stages 4 and 5: finishes, installation and calibration
Acoustic treatment works best when it sits behind the finishes, so the room can look like the rest of the house and still perform like a cinema. Equipment comes last: we're brand-agnostic, so the room's design decides the brand. Already living in the villa?
It's still very workable. Most disappointing rooms were never engineered; they weren't badly equipped. We measure first, keep every existing component that earns its place, and re-engineer the room around it. The timeline is the same; stages 2 and 3 simply take place in a finished room.
